Top producing RE/MAX Agent announces free buyer's agency services in Denver, Colorado.

Denver, Colorado (PRWEB) November 14, 2012

Buying a house looks a lot easier than it is, according to top RE/MAX Buyer's Agent Julie Montgomery of Denver, Colorado.

"Many buyers think they'll get a better deal if they go directly to the seller's agent," she said. "Nothing could be further from the truth. A seller's agent is hired to represent the seller, not the buyer. Plus many people do not realize obtaining professional representation when buying a home in the Denver metropolitan is FREE -- Realtors are always paid by the seller," she said.

"Your home may be your largest investment made in a lifetime and making the "right" decisions will determine your failure or success," said RE/MAX's top buyer's agent Julie Montgomery.

Trying to buy a home without an experienced Buyer's Agent is exactly like going to court without an attorney. You can do it, but likelihood of your success will be very unlikely."

What is Buyers Agency? As defined by by the State of Colorado:

A buyers agent works solely on behalf of the buyer to promote the interests of the buyer with the utmost good faith, loyalty and fidelity. The agent negotiates on behalf of and acts as an advocate for the buyer. The buyers agent must disclose to potential sellers all adverse material facts actually known by the buyers agent including the buyers financial ability to perform the terms of the transaction and if a residential property, whether the buyer intends to occupy the property. A separate written buyer agency agreement is required which sets forth the duties and obligations of the broker and the buyer.

How is a Buyers Agent compensated?

Buyer Agents in Colorado are traditionally compensated by the seller at closing. As such, the services rendered by the Buyers Agent are always free to the home buyer, according to Montgomery.

"One of the biggest misunderstandings about hiring a Buyer's Agent is many people think they will have to pay the Realtors commission fee," said Montgomery, "The good news is you can hire an experienced, professional buyer's agent at no cost -- Realtors are always paid by the seller."

Julie Montgomery serves the diverse real estate needs of home buyers and sellers throughout the region, including Denver, Littleton, Centennial, Highlands Ranch, Englewood, Greenwood Village, Parker, Castle Rock, Aurora, Lakewood as well as all communities in the Denver Metropolitan area.
